Where we work

The suburbs on this site were chosen because of what they are built from. Flats and apartments make up 21.7 per cent of occupied private dwellings statewide. All nine of these suburbs run at least two and a half times that rate, and one of them has no separate houses on the census at all. A balcony trade needs that concentration to be worth specialising in.

Seven councils, and two suburbs split between two

Randwick, Ryde, Willoughby, Bayside, North Sydney, Lane Cove and Inner West councils cover these nine suburbs between them. Two of the suburbs are divided: Kogarah sits across Bayside and Georges River, and Lane Cove North across Lane Cove and Willoughby. For anything that depends on the council, the address decides the answer rather than the suburb name.

How the stock differs across the area

Macquarie Park and North Sydney are almost entirely apartments. Randwick carries the largest absolute number of flats and the most terraces. Ryde and Dulwich Hill are the genuinely mixed ones, where a balcony enquiry could be a strata job or a single household's. Chatswood has the sharpest divide, with flats and houses and very little in between.
